Step 01

Contact us to arrange an initial visit and discuss your project.

Step 02

We’ll talk through your aims and budget, review the site, and take photographs.

Step 03

We prepare a fee proposal outlining services, costs, brief and timescale.

Step 04

Review any queries and confirm the appointment.

Step 05

Hold a more detailed meeting (in person or online), take site measurements, and explore priorities and options.

Step 06

Complete a survey and prepare initial sketch designs. These can be presented as a 3D model you can view digitally, or with us in the office.

Step 07

Refine the design through feedback and discussion, considering options before finalising.

Step 08

Submit the Planning Permission application. Neighbours or the local press may be notified for comments.

Step 09

Liaise with the Planning Officer until a decision is reached (usually within 8-12 weeks). Any conditions must be addressed before work begins.

Step 10

Prepare detailed technical drawings to meet current Building Standards, with details on insulation, heating and safety, and submit for Building Warrant. A structural engineer is usually required; we will guide you through this.

Step 11

Prepare a List of Works and drawings for contractor pricing. Issue to selected contractors. Once planning conditions are discharged and the Building Warrant is approved, construction can begin.

Step 12

Act as Contract Administrator: liaise with the contractor, inspect works, and certify staged payments. A retention is held until completion for added assurance.

Step 13

Completion and final inspection by Building Standards.

Step 14

Move in and enjoy your completed project.

Step 15

At 12 months, we re-inspect and arrange for any defects to be rectified.
