Step by step guide

Step 1 Contact us to arrange an initial visit to meet and discuss your project.


Step 2  We will have a conversation about what you want to do and your budget, look at the site and take some photos. 


Step 3  After receiving project information or having a site visit we will prepare a fee proposal. This contains info on services, costs, outline brief and  timescale to set things out clearly.


Step 4 Discuss any queries and agree formal appointment.


Step 5  Arrange more detailed meeting face to face or by phone, zoom etc, take site measurements. Talk about what's important, think broadly about options and ideas.


Step 6  Draw up survey and prepare sketch plans for discussion. Designs are produced as a 3D model which you can open on your phone or computer and walk through. Can also show you the model in office or online.


Step 7  Develop design following feedback & discussion. Look at options and finalise ideas.


Step 8  Submit application for Planning Permission to local authority. Neighbours will be notified or application may be advertised in local press in case anyone has valid comments.


Step 9  Liaise with the Planning Officer regarding any queries through to a decision usually in around 8 weeks. Sometimes permission is granted with conditions which must be fulfilled prior to works commencing.


Step 10  Prepare more technical drawings with details on insulation, heating, safety and access to comply with the Building Standards. Submit application for Building Warrant. A structural engineer is also required to be appointed separately for most projects but this will be explained at appointment stage.


Step 11  Prepare List of Works and drawings for contractor pricing. Issue to selected contractors.

Once Planning conditions are met and Building Warrant is approved work can start on site.


Step 12  Act as contract administrator, liaise with contractor and inspect works during construction. Issue certificates for payment at agreed stages for payment under a building contract which gives more peace of mind as a retention sum is held back on contractor payments until handover.


Step 13  Completion of works, inspection by Building Standards. 


Step 14 Enjoy!


Step 15  Re-inspect at agreed time (usually 12 months) after completion and have contractor remedy any snags.
